Structural Inspections

The Structural Inspections section inspects all construction of new, remodel, and repair of residential and commercial structures, such as minor residential and high-rises. This section is also responsible for:

• Assisting the Department of Neighborhoods with dangerous buildings by evaluating and presenting a scope of work to bring the building into compliance with current City codes and ordinances.
• Licensing and inspecting all new and existing manufactured home parks
• Evaluating hardship requests for the placement of a mobile home on private property
• Evaluating proposed moving routes of homes being relocated within the City limits or being moved outside of the City limits
• Approving the placement and inspecting the foundation of all homes being relocated within the City limits.

• When is a structural inspection required?

All work requiring a building permit must be inspected and approved by a structural inspector before the project is finalized.

Situations in which structural inspections are required include (but are not limited to):

• Foundation inspection - to ensure the structural integrity of the foundation.
  • Effective immediately, a legal form survey must be provided to the inspector on the first scheduled structural inspection. This new requirement applies to all new construction and additions (those that extend the existing footprint). The new requirement includes all slab on grade, and pier and beam foundations.

  When do I call for a structural inspection?

  Typically the general contractor completing the work will call the Structural Inspections section to schedule the required inspections. If you have completed work under the Homeowner's Permit option, you are responsible for scheduling the structural inspections.
